Step 1: Accurate Valuation

Step 2: Selecting an Estate Agent

Choosing an estate agent is an important decision. Elite Property has been established since 1999 and in the 15 years trading has built a reputation for quality service and great product offerings. We hold marketing and strategy meetings on a daily basis enabling us to asses and evaluate progress for our vendor’s properties. 

Step 3: Instructing a Solicitor

We work closely with all of the legal firms within the city as well as having a close relationship with our associated legal firm and therefore we are more than happy to help you choose your Solicitors. 

Step 4: Presenting your Property

Before you put your home for sale on the market you have to consider how you will present it for sale. Put yourself in the shoes of a potential buyer. What might they be looking for? What do you highlight? What do you play down? Your home doesn’t need to feature the latest design trends or contemporary furniture to make an impact; you can create a sense of space, light and ambience by making minor changes and applying simple presentation techniques. The first impression of your home for potential buyers will most likely be from an internet listing so it is essential you have your home photographed for sell in a way that shows it at its best. 

Step 5: Marketing your Property

Here at Elite Property we provide you with regular marketing updates and straight talking good advice. All our properties benefit from 24 hour marketing coverage on the leading property websites: – Elite property, Rightmove, Zoopla, Primelocation, Property Finder and CW Homes. Your property will also benefit from our full colour property details and a window card in our window display.  

Our computer software also allows us to automatically email out your property details to new applicants registering with matching criteria.

Step 6: Accompanied Viewings

Our opening hours allows us to respond to enquiries about your property efficiently and maximise viewing opportunities.

We offer a dedicated and unrivalled service 6 days a week. Our office is open 9.00am – 5.30pm Monday to Thursday, 9.00am – 5pm Friday 9.30am – 1.30pm Saturday.

We will happily accompany viewing appointments ensuring we are on hand to answer any questions immediately and advise where necessary.

Step 7: Receiving an Offer

Once we have received an offer on your property we will notify you straight away. We will put the offer to you verbally stating any special conditions of the offer.

We can request the buyers to provide proof of their ability to proceed. For example by providing proof of cash funds or evidence of their mortgage agreed in principle. It is then your decision whether to accept the offer.

Until the contracts are signed and exchanged there are no legal obligations.

Step 8: Offer Agreed

If the offer is acceptable to you then we will write to all parties to confirm the agreed price and possible conditions of offer. We will ask you to confirm your solicitor’s details so we can prepare a memorandum of sale.

Next you will need to instruct your solicitor.

We will keep in touch with all parties and keep you informed throughout this process.

There are no legal obligations until contracts are signed and exchanged.

Your solicitor will send you questionnaires about the property which you will need to answer and return.

They then obtain title documentation and details of amounts outstanding on any mortgages

Once your solicitor receives the replies from the questionnaires they sent you they prepare the Contract Pack and send it to the Buyers Solicitors

The Buyers’ Solicitors then ask questions about the property which your solicitor will answer from the documents they hold or they may need further information from you. Your solicitor arranges for you to sign the Contract and Transfer and you agree a completion date with the Buyer once:

  • All enquiries are answered and confirmed by your solicitor
  • There is evidence of a clean title
  • All queries over the lease (where applicable) and local searches have been addressed.
  • Fixtures and fittings to be included in the sale have been agreed. The buyer has received their mortgage offer / has their cash funds ready

Contracts are exchanged and the completion date is set. The Buyer pays the Deposit to their solicitor (usually 10% of the purchase price) who transfers it to your solicitor.

You will make arrangements to move out and to hand keys the keys to us.

On the completion date, you move out. Your solicitor sends the transfer to the Buyers’ Solicitors, disburses our fees, pays off any mortgage, deducts their fees and pays the remaining balance from the proceeds of the sale over to you.

Once the money has cleared in your account your solicitor will inform us to release the keys.
